THE SPACE
Step inside and the first thing you notice is how much room there is real room, not "squeeze 12 adults into one living area" room. The open-concept main level flows from the fully equipped kitchen (gas range, dishwasher, Keurig and drip coffee maker, wine glasses, blender, baking sheet, toaster - the works) through the dining area with its round 6-seat table surrounded by windows letting in Hill Country light, and into the main living room where the sectional sofa faces the smart TV and the ceiling fans turn slowly overhead. The kitchen island seats four on bar stools the natural place someone always ends up chatting while dinner comes together.
Downstairs is where the group takes over. The game room anchors this level: a Nerf wall stocked with blasters and foam darts that every guest group finds a reason to use, arcade games, a mini fridge for cold drinks, a sectional for anyone who needs to spectate, and movie posters that set the vibe. Whether it is raining outside or the adults just need somewhere for the kids to disappear for an hour, this room earns its keep every single
stay.
Sleeping 12 across five bedrooms, each with its own private bathroom — the detail that actually makes a group trip work. Two king bedrooms sit on the main level, including one with direct deck access: walk out in the morning with your coffee and catch the cedar- and-oak treeline giving way to a shimmer of Canyon Lake in the distance. Upstairs holds two more kings, each with a smart TV and en-suite bath. The fifth bedroom has a twin- over-double bunk and a twin floor mattress, the natural home base for the younger members of the group. Every room has room-darkening shades and its own full bathroom.
Outside, the wraparound covered deck runs the length of the home. There is seating for the whole group, an outdoor dining set, and a charcoal BBQ grill for evening cookouts with the Hill Country as your backdrop. Cornhole boards are out back for afternoon
competitions. When the sun drops behind the hills, move the party to the backyard fire pit - cedar crackles differently at this elevation and stay out as long as you want.
WHAT MAKES THIS PLACE DIFFERENT

THE AREA
Canyon Lake Gorge is 10 minutes away - a guided geological tour through a canyon carved open by the 2002 flood, exposing 110-million-year-old fossils and rock layers unlike anything else in Texas. Canyon Dam Overlook is also 10 minutes and worth at least one sunset stop for the panoramic view across the reservoir and into the Hill Country.
Gruene Historic District is 25 minutes south. Gruene Hall is the oldest continually operating dance hall in Texas, and most weekends there is live music worth the drive. New Braunfels is 30 minutes and gives you the Comal River for tubing, a full restaurant scene, and Schlitterbahn. The Guadalupe River recreation corridor is 25-30 minutes for more tubing, kayaking, and fishing. Devil's Backbone scenic drive is 25 minutes and delivers the most dramatic stretch of Hill Country road in the entire region - budget an hour and go slow.
